What is the commission rate?
The commission is usually between 3–5% + VAT of the sale price, depending on the type of property, location, and scope of services provided. We always agree on the exact amount in advance in a transparent manner.
It includes everything related to the sale — from the costs of quality marketing and legal services to the secure storage of the purchase price.
Thanks to thorough preparation, high-quality presentation, and RE/MAX's proven approach, we usually manage to achieve maximum market prices or even slightly higher results, so the commission costs are often naturally recouped in the final sale price.
When is the commission paid?
You only pay commission if the property is successfully sold. Commission is typically paid after the transaction is completed, usually after the purchase agreement is signed or after the property is transferred to the new owner. Commission is settled from the reservation fee, so you don't have to worry about paying it separately. You don't pay any advance marketing fees or other hidden fees.
Will I have to pay anything if the property is not sold in the end?
If the property is not sold, you pay nothing.
What do I need to prepare before selling or renting?
Basic information and available documents about the property are sufficient.
If, for example, clearing out, minor adjustments, or preparation of the space is necessary, I will help arrange everything—but I will need your cooperation.
How long does it take to sell a property?
The length of the sale depends on the location, type of property, correctly set price, and current demand in the area. For well-prepared listings, serious buyers usually appear within the first few weeks. The entire process, from the start of the sale to the purchase price being credited to the seller's account, typically takes approximately 6-12 weeks, depending on the method of financing (cash vs. mortgage) and the type of transfer — for cooperative apartments, the transfer is faster than for properties registered in the land registry.
What if the buyer withdraws?
It depends on the stage of the sale at which the withdrawal occurs.
Before signing the reservation agreement, I simply continue with other suitable interested parties so that the sale is not delayed.
After signing the reservation agreement, if the buyer withdraws without a legal reason, part or all of the reservation fee is usually forfeited — and the owner is usually entitled to half as compensation for lost profits, while the rest is used to cover the costs of preparing and executing the sale.
What does your service include when selling real estate?
We start by pricing and preparing the property for sale. I will arrange for a professional presentation – high-quality photos, video, and home staging – so that the property looks attractive from the very first contact. This is followed by advertising on major real estate portals and targeted advertising campaigns. I communicate with interested parties, organize viewings, check buyers, and negotiate the terms of the deal. The service includes comprehensive legal services, secure escrow of the purchase price, coordination of the transfer at the land registry, and organization of the handover of the property to the new owner. Your only task is to approve the individual steps—I will take care of the entire process.
Can you help me with renting?
Yes, I also arrange property rentals. The process is very similar to selling – it involves setting the right price, marketing, screening prospective tenants, and providing a complete service right up to handing over the property to the tenant.
Can you help outside Prague?
Yes. If your property is within driving distance, I will serve you personally.
If it is further away, I will connect you with a trusted RE/MAX colleague in your area to ensure the same level of service.
Can you recommend a lawyer or mortgage specialist?
Yes. I work with verified lawyers and financial advisors who will provide secure legal services and help with financing.
How much does a real estate market price estimate cost?
I prepare estimates free of charge. They are based on current data, comparisons with similar sales in your area, and the technical condition of the property. They serve as a basis for setting the right price and making other decisions.
What if I don't know if now is the right time to sell?
Together, we will review the current market situation, demand in the area, pricing, and propose an optimal strategy.
The goal is for you to make decisions based on data, not feelings.
How does a non-binding consultation work?
We will arrange a short phone call or face-to-face meeting to discuss your situation and needs, suggest a recommended course of action, and explain what the next steps would look like. You can then decide for yourself whether and how you want to proceed. The consultation is non-binding.
